Around 1.33 million households are on social housing waiting lists in England -- a 10-year high, up 10% since 2022.

The government's Social and Affordable Homes Programme commits £39 billion over ten years (2026 to 2036) to deliver approximately 300,000 new homes, with at least 60% required to be at social rent. Bidding for SAHP funding opened in February 2026.

In 2025 to 2026, 14,275 social homes were sold through Right to Buy while only 3,452 new social homes were completed as replacements -- a net annual loss of around 10,800 homes. The government has reformed Right to Buy discounts and introduced a 35-year exemption for newly built social homes, but those reforms are not yet fully in effect. Your MP can press the Housing Secretary on SAHP delivery rates, ask for a constituency-level breakdown of the waiting list, and raise the gap between Right to Buy sales and replacements as a direct accountability question.
